This bright, quiet 2-room flat is located in the Wahren district. It has a spacious living room, a compact, functional bedroom, a practical kitchen (with fitted kitchen), as well as a bathroom (with bathtub) and a hallway. All rooms are accessible from the hallway - there is no passage room. The bathroom is tiled, all other rooms have laminate flooring.
A new fitted kitchen (incl. dishwasher, ceramic hob, fridge, freezer etc.) is located in the kitchen. Next to the fitted kitchen there is space for a small seating area for two to three people. The flat has a practical layout and has one large and one narrow room, making it more suitable for single people, single parents with a child or couples. The flat is available for occupation from 1 July 2021.
There is a cellar and storage room halfway up the stairs.
It is a well-maintained apartment building where people look after each other.
Lage
Wahren ist ein Stadtteil im Nordwesten der Stadt Leipzig. Er liegt erhöht am nördlichen Rand der Elsteraue. Wahren ist ruhig, naturnah und beherbergt einige historische Gebäude.
Der ÖPNV ist in nur wenigen Minuten zu Fuß zu erreichen – mit der Straßenbahn geht es zügig in die Leipziger City. Aldi und Kaufland sind fußläufig erreichbar.
Das Beste ist aber, dass die Natur so nah ist: die Ufer der Weißen Elster, der Auenwald und der Auensee sind gleich um die Ecke.

Wahren is a district in the north-west of Leipzig. It is elevated on the northern edge of the Elsteraue. Wahren is quiet, close to nature and has some historic buildings.
The public transport system is only a few minutes' walk away - the tram takes you quickly to Leipzig city centre. Aldi and Kaufland are within walking distance.
But the best thing is that nature is so close: the banks of the Weiße Elster, the Auenwald forest and the Auensee lake are just around the corner.
Bei den Nebenkosten handelt es sich um eine Vorauszahlung. Es gibt jedes Jahr eine Abrechnung. Bei normalem Verbrauch fallen die monatlichen Kosten übers Jahr gerechnet geringer aus. Ist dies der Fall, bekommen die Mieter die Ersparnis wieder rückerstattet.
